Description

Nerano House is one of the finer late Georgian suburban villas of South County Dublin and certainly one of the larger sites in Dalkey at c0.62 hectares (1.53 acres). Built in the mid-19th century, it is best known for its elevated hillside position and sweeping sea views along with the 8ft. 'Nerano Sailor' who looks out from the highest rocky outcrop within the site. Passing the fully refurbished gate lodge, a meandering driveway traverses the length of the site, arriving at a generous parking area to the side of the main house and in front of the converted coach house and car port. The house itself sits back within the site and commands panoramic views of Dublin Bay and the landscaped gardens below. Taking centre stage, the two storey three bay house commands the site with the backdrop of the coach house and newer additions of the orangery and bedroom wing flanking both sides. The original floor plan of the house was retained / reinstated with a back link area introduced to house additional accommodation and provide a discreet link between the main house, bedroom / kitchen wing and coach house. Courtyards defined by the rocky outcrop animate this link and create truly unique spaces that unify the architectural composition. The main house interior retains many of its original features - simple and understated being the seaside villa style. This includes profiled cornices, 'broomstick' moulded archways, dado rails and original timber staircase with 'monkey's tail' handrail. Original window joinery with shutters, architraves and canted heads along with four-panelled moulded doors and skirtings bring a consistency of architectural quality, style, and detail throughout the main house. The rooms are all well-proportioned and set off a generous central hall and landing. Many of the rooms have multiple period sash windows to take full advantage of the light and views to be enjoyed. The entire property has been painstakingly conserved and recently restored in 2016-2017 under the guidance of conservation, architectural and interior design . The conservation and upgrade works undertaken included: Addition of a bespoke painted hardwood orangery by Hampton Conservatories. Removal of insensitive modern additions and a full rebuilding of the two-storey kitchen / bedroom wing to south with a new contemporary two storey glazed structure to interlink with the main house. Re-laying of main roof valleys and slates and addition of attic insulation. Restoration of all period joinery, windows and doors by specialist conservation joiners. Lime plaster repairs to internal walls and plaster features. Fully re-wired with bespoke lighting design. Intruder alarm system and monitored security camera system by Sharp Group. High specification audio-visual design by Cloney Audio with Control4 domotic control throughout of lighting, heating, security and audio-visual systems. Fully re-plumbed with new gas fired central heating and Heatmeiser control at an individual room level. Zoned underfloor heating throughout new extensions and new period radiators to period rooms throughout. Re-lining of chimneys and installation of gas fires. Complete restoration of the two-storey coach house to provide a gym, ancillary guest accommodation and a new covered car port/garage. Bespoke fitted furniture throughout by Abbington Design House. All bathrooms refitted with tiles and sanitaryware by Versatile including a marble vanity by Drummond and a Victoria & Albert Cast Iron freestanding bath . The owners have created a collection of stepped level granite patios and terraces to take full advantage of the site orientation and views. The gate lodge, dating back to the same period as the main house, was also carefully restored and extended. A modern kitchen, living area and bedroom have been provided within a functional and carefully planned space. The location itself needs little introduction - exceptionally well located just moments' walk from Dalkey Town with its myriad of amenities including specialty shops, coffee shops, restaurants, pubs, wine bars and public library.   There are many quality schools close by including Loreto Abbey primary and secondary just a two minutes' walk away.   Approximately eight miles south of Dublin City via the Dublin Area Rapid Transit (DART) while the Air Coach and the M50 provides access to and from Dublin Airport.
