DescriptionLess than two miles from the famed, waterfront village of Kinvara, lies this stunning five bedroom, family home on over half an acre site. Designed and project managed by its owner, an architect by profession, who skilfully combined the elements of form, function and light to create this wonderfully bright, spacious, contemporary home, aesthetically pleasing to the eye and sympathetic to the surrounding landscape in which it comfortably rests.
A sweeping tarmac drive with paved pathways leads one to a welcoming entrance hall, with Italian marble floor tiles, which connects vertically to the first floor level with a double height void creating a dramatic light filled space and interesting vistas throughout the house. The kitchen and family room are located just off the hall to the left and connect with the sunroom facing south west to the garden. No doubt the central hub within the home, the kitchen and family room, with its triple aspect and vaulted ceiling with exposed timber trusses, is bathed in natural light all day long. The family room is a cosy space and has a solid fuel stove on the gable wall with two tall windows either side, fitted with custom made wooden shutters. Three single pendant, matching light fittings extend from the ceiling, creating their own points of interest and effectively light the area once evening approaches. A triple glazed sliding patio door connects the house to the children\'s playground in the garden and to the outdoor, sunken barbeque area which is sheltered from the prevailing winds.
The kitchen has solid wood cabinets with black granite countertops and a central island unit; integrated Bosch dishwasher, Bosch electric corner hob, integrated Bosch microwave, Bosch fridge freezer and Neff double oven all of which are included in the sale.
To the right of the entrance hall is a ground floor, double bedroom, guest WC and generous utility with side access to the garden. Facing East to the front of the house, is a spacious home office, with no less than four windows which offer lots of natural light.
Steps, which lead down from the hall to a cosy sitting room with wood stove, clearly segregate this living space from the rest of the house. This room captures the views of the Burren in the distance which reflect the ever-changing light.
The linear lines of the staircase lead one to the upper level where there are an additional four bedrooms and the family bathroom. The generous sized, master bedroom is located to the rear of the dwelling and features recessed lighting and a four door sliding wardrobe. It links to the master en-suite with its large corner shower unit, chrome towel rad and velux windows. All bedrooms are carpeted with a mix of window dressings to include Roman or roller blinds and curtains. The main bathroom is fully tiled and has an electric shower over the bath.
Externally, the front boundary is a double-width natural stone wall, built in the old traditional style which is complemented by a uniquely designed contemporary gate, modelled on the old farmhouse style complete with an iron-crafted robin guarding its territory! Equally the dry jointed, limestone-clad exterior façade of the house, white painted walls and the unique grass top roof of the garage, blend seamlessly with the envelope of surrounding green fields, with their tapestry of stone dividing walls, where the house sits quietly in the countryside, familiar and yet distinctly unique.
The picturesque village of Kinvara, renowned for traditional music and the red sails of the Galway Hookers, is a short drive away, as is Tracht Beach and the Burren, with its unique rocky landscape and extraordinary array of flora and wildlife. Local children attend St. Josephs National School or Scoil Bhrighde Naofa and Seamount College secondary school. Galway city, with its lively art scene is just over half an hour away, Limerick city and Shannon airport less than one hour while Dublin is within two hours reach, with access to the motorway only 3.5km away.
Viewing is highly recommended and is by appointment only.
