Description

- OPEN VIEWING ON THE 06th APRIL 2019 FROM 2PM -3PM - Ceannabhan Cottage is the perfect family home nestled in a most unique magical setting on a breath-taking site overlooking Mannin Bay in Connemara. It has the advantage of having a fully marketable title and is free from any encumbrance. Ceannabhan is superbly positioned within a 7 minute drive of the town of Clifden on one side and the renowned Connemara Golf Links just outside Ballyconneely on the other. This property has recently been restored and- upgraded to an extremely high standard under the supervision of an architect who cleverly cloaks the excellent accommodation and facilities while at the same time keeping the sympathetic look of the natural style of its Connemara cottage roots and surrounds. The Cottage offers bright, spacious and comfortably arranged accommodation designed to maximise the breath-taking 180 degree panoramic sea views to the front and the wild Connemara country landscape and “Twelve Bens” mountains to the rear. It should be pointed out that there is an additional 12 acre site to the side and behind Ceannabhan Cottage with 175 yards of road frontage also for sale. This land carries with it access to unique local seaweed gathering traditions and, if of interest, its own private bog! The property is tastefully furnished with modern conveniences throughout. The house is entered from the terrace to the side of the property and the first surprise is the outstanding double height kitchen leading to the glorious bright living room with open fireplace and dining area. There are numerous windows on both sides to maximise the views and the outstanding wild life. Also on this floor are three large bedrooms, two twin and one double with en-suite bathroom, all with beautiful built-in wardrobe fittings. There is also a very modern large family bathroom and walk-in hot press on this floor. Upstairs there is a beautiful mezzanine library and a luxury bedroom with ‘walk-in’ wardrobes and a large en-suite. The Cottage has double glazed windows and is oak floored. There is oil-fired heating and under floor heating in the tiled kitchen area ensuring it is a wonderful cosy winter haven. It includes all modern conveniences including WiFi and Satellite T.V. It is fully insulated against noise and cold. Ceannabhan Cottage is situated on The Wild Atlantic Way on a prominent site with views to the front of Mainin Bay and the headland of Errislannen. Looking to the West the Atlantic Ocean sits between the cottage and America. Behind the cottage is typical Connemara countryside bog that has a significant historical story. This boggy terrain was site of the World famous Gugliemo Marconi wireless telegraph station and if this wasn’t enough, in 1919 Alcock and Brown made the first non-stop transatlantic flight from Newfoundland to Europe! This flight came to an abrupt halt in this same boggy terrain alongside the Marconi Station Clifden, the capital of Connemara, just a 7 minute drive from the cottage has a number of excellent restaurants, pubs, bars, music venues, and shopping outlets. On the Wild Atlantic Way, the town is rapidly earning the reputation as the West of Ireland’s gourmet capital. There are numerous fishing lakes, rivers and streams in the area. The Twelve Ben's and the National Park at Letterfrack provide ideal terrain for walking, hiking, climbing and other outdoor pursuits. There are also excellent sailing and windsurfing facilities along the coast with Mannin Bay, Dogs Bay and Gurteen Beach all within a short drive from the Cottage. Kylemore Abbey, a former girl’s school run by the Benedictine nuns is a 20 minute drive away and apart from being one of Europe’s most beautiful locations, is now a Global educational partner with the American Ivy League university, Notre Dame. Ceannabhan Cottage has been lovingly restored and cared for throughout the years by the present owners who now are ready to let go of their original ‘dream home - away from home’ to a fortunate like-minded buyer. Deceptively spacious, the Cottage must be viewed to appreciate the interior of the property.
