Outstanding ring-fenced block of productive tillage land
The land at Corballis extends to approximately 113 acres and lies within a ring-fenced boundary. A key feature of the land is its ability to grow a wide range of crops including, in recent years, cereals, oilseed rape and beans. The topography is mostly level, with some areas gently undulating and the land is divided into a number of enclosures suitable for modern day agriculture. The land lies between about 100 feet on the western boundary and gently rises to about 235 feet on the eastern boundary. It has about 350 metres of road frontage.
A number of mature hedges provide shelter. The land drains into various field ditches, while a tributary of the River Boyne forms the western boundary. There is no excluded (unowned) property within the boundaries.
The land is currently under winter wheat.
The land at Corballis is superbly located in County Meath, being equidistant (8 kilometres) between the M1 motorway which travels between Dublin and Belfast and also the N2 which provides easy access to Dublin via Ashbourne. Dublin Airport is 44 kilomteres to the south, while Dublin City is about 55 kilometres distant. Drogheda (10 kilometres) has regular rail and bus services to Dublin city.
The land is situated in an area which is renowned for its productive farmland and as such, it is well served by grain merchants and agricultural machinery suppliers.
