Ballynevin was designed by well-known Irish architect Duncan Stewart. Finished to the highest standards in 2002 and with exceptional attention to detail, it has been lovingly maintained by its current owners.
Impressive entrance gates lead to a sweeping driveway and on to the large circular plaza that fronts the property. Inside, the unique design maximises show-stopping features such as the central atrium with its imposing curved staircase and gallery above.
Gathered around this, the house extends in a series of wings, which means two of the bedrooms are dual aspect, and two are triple, giving glorious views of the surrounding lush landscape.
A house for lavish entertaining, as well as fully relaxing, Ballynevin also features a large games room, upper reading room, and a suite of spa facilities including Jacuzzi and sauna.
There is also a double garage, workshop and additional storage connected to the house via a hall off the utility room, giving even more space for conversion to living quarters, should you require.
A separate three-bedroom guest house to the rear also has its own kitchen-dining room, sitting room and large garage.
The entrance at Ballynevin immediately strikes with its curved handcrafted American oak staircase by Fitzgerald's Joinery Cahir, set in a double height atrium. Beyond this is a triple aspect sitting room, a study, and the spa suite. To the other side of the hall lies the interconnected dining room, kitchen, living room and conservatory, which connect throughout one of the house's unique wings. Off the entrance hallway in the wine cellar. These are bright, light-filled spaces, although the kitchen is also made cosy with warm brick, tiles, marble counter tops and a Stanley cooker.
With accents of timber and brick throughout, plus a Portuguese limestone fireplace with a wood and turf burning stove and French windows, this is a wonderful house to enjoy throughout the seasons.
Upstairs, the dramatic gallery leads to the house's five bedrooms. Three are en-suite, and the master also has a large dressing room. An extensive games room with its own WC leads off one of the bedrooms. A spiral staircase takes you up again to a reading room at the very top of the house.
Grounds and facilities
With c.4.85ha(12acres) of grounds in well maintained fenced and hedged paddocks, Ballynevin is an ideal equestrian spot. The American barn has a workshop space and six stables, while there is also a separate c.281sq.m barn, and c.40sq.m cottage, currently used for storage. There is also the opportunity to purchase further land if required.
The stable yard is separated from the house by a screening of trees, and one of the paddocks. There is space here for an arena and lunging ring. The facilities are all connected by internal roadways.
The house itself is reached via a winding avenue, lined by ornamental trees, bringing you to a large circular parking area with feature fountain. This, in turn is surrounded by lawns, giving the whole property a commanding aspect. The three-bedroom guest house has its own garage, and is behind the main house, accessed by a branch from the main driveway.
The main house is also flanked by sunny patios. Foundations for a swimming pool have been dug to one side, and both houses share a walled courtyard, making this a wonderful spot for extended family, guests, or on-site staff. The guest house could also become a location for a from-home work site, giving this house and its lands even more potential for its future owners.
Located above the beautiful Nire Valley, and in the rolling lush pasturelands of Ireland's Golden Vale, Ballynevin is a peaceful spot, ideal for horse riding and relaxing, and yet it is just a short drive from the thriving town of Carrick-On-Suir. Carrick-on-Suir is located in the south east of County Tipperary and is a 15-20-minute drive from the M9 Dublin-Waterford motorway. Nestled between Slievenamon to the north-west and the foothills of the Comeragh Mountains to the south.
This historic town has two theatres, a musical society and numerous sporting clubs and facilities, including GAA, soccer, golf, swimming and tennis. The Sean Kelly Sports Centre is a fantastic amenity with a 20-metre swimming pool, a sauna, steam room and gymnasium. The centre also provides swimming lessons/classes and fitness. There is a choice of schools, as well as plenty of shops, cafés, pubs and restaurants.
Clonmel and Waterford are also conveniently close, as is the coastal town and famous foodie destination of Dungarvan, as well as all the activities along the Copper Coast, noted for the Waterford Greenway and its beautiful beaches.
