Description

Larmer Property are proud to present to the Market this incredible six-bedroom unique late Victorian terrace that has been lovingly restored and renovated, located on The Diamond, Clones, Co. Monaghan. If you're looking for a home with modern comforts as well as period charm, then this beautiful family residence is just right for you. This mid-terrace three-storey over-basement property comes to the market and is elegantly presented and sympathetically restored to its former glory by its current owners, having bought it in a derelict state of repair some years ago. The charm starts even before you enter the property with the original cast iron decorative railings guiding you to the front door. The home is filled with a host of original features including those glorious High Ceilings you would expect, and with original coving and picture rails dotted throughout, just not to mention the original panel doors with architraves surrounding. Although the home is filled with original features, the current owners have chosen to use a neutral palette, allowing the new owner to put their own stamp on this property. A unique bonus to this property is the separate large garden, which is accessed directly from the diamond and also from the rear of the property. This garden is a real private serene oasis located away from the hustle and bustle of daily life. It may have development potential subject to planning. The property is located on The Diamond in Clones, a most prestige and much sought-after residential area, with stunning views over the town. This deceptively spacious six-bedroom property is on sale with a Guide Price of EUR 175,000 and extends to over 1,786 sq.Ft. . There is an additional 66 Sq. Mtrs. / 710 Sq. Ft. of space available for all your storage needs in the basement that runs the entire length of the property. Accommodation in brief consists of a Sitting Room, Kitchen / Dining Room, separate Kitchen, Sitting Room, and Shower room at the ground floor level, moving on to the first floor there are four bedrooms and one family bathroom, and finally at the top floor level there are a further two-bedroom. The basement is expansive and accessed from the main street. We highly recommend viewing this mid-terrace period family home located in the heart of Clones.

Sitting Room - 4.3m x 2.7m This gorgeous room sets the scene really for the rest of the property. This sumptuous room is fitted with a traditional picture rail and gorgeous coving that runs through so much of this stunning family residence and lovely views over the town from the picture perfect window. Living / Dining Room - 4.28m x 4.2m This spacious room has a mix of tiled and tongue and groove flooring, with light flooding from now fewer than two windows. There is an ornate fireplace with cast iron inset and wood surround, and in perfect working order, available for its new owner on those cosy winter evenings. Kitchen - 3.96m x 2.82m Superbly located to the rear of the property and with views over the picture-perfect enclosed rear garden. The kitchen has been fitted with beautiful new tiles laid in keeping with the property's character. Lovingly restored kitchen presses and a snazzy Britannia 6 ring cooker and double oven completed this beautiful room. Shower Room - 2.84m x 2.1m Fantastic shower room located at ground floor level, and fitted with white w.c. and separated tiled shower cubicle with mains shower installed. First floor landing - This see-sew landing area gives access to the newer part of the building in the extension to the rear and the older part of the property located to the front. The room has the same solid wood flooring that runs through most of the family home and a lovely window onto the side of the property. Bedroom 6 / Study / Playroom - 2.9m x 2.6m This nondescript room is for you to decide on. Proof Of Funds

Before we can take and offer on a property, we need to have had sight of proof of funds. This is simply, as the term suggests, proof that the buyer has the financial means to complete the transaction at the amount of his/her offer. There are a number of means by which someone can finance the purchase of a transaction and equally a number of methods by which proof of funds can be conveyed to an agent. Examples of Proof of Funds: Cash + Mortgage Approval from a Financial Institution (mortgage buyers): This is the most common proof of funds for those financing a transaction partly with cash and partly with a mortgage. To prove a cash balance, a bank statement or screenshot of same will be acceptable. Alternatively an email from a bank official confirming that a sufficient bank balance is in place is acceptable. To prove that a mortgage is in place, we require a letter of offer or approval in principle from the lending institution. The combined amount of the cash and mortgage approval will need to be at least the amount of your offer on the property. Cash in Bank (cash buyers) We require a bank statement(s) in your name with cash balance(s) equal to or in excess of your offer amount. Alternatively a letter from your bank or solicitor confirming a cash balance of at least your offer amount is also acceptable. Selling an Existing Property Very often, a buyer will be financing the purchase of a property through the sale of an existing property. From a vendor’s point of view, it is a little bit risky to accept an offer that is subject to the sale of another property - this is referred to as being in a chain and if for any reason the sale of that property falls through, the offer then no longer holds any water. If trying to use the sale of an existing property as proof of funds, an email from the selling estate agent as to the offers currently on that property will give some comfort to a vendor and is probably the best thing to do in this situation.
