The views from the house are excellent and stretch across the ocean to Crow Island, Inish Turk Island and Turbert Island and along the coastline to the tidal Omey Island, with its large expanse of white sandy beach at low tide. A generous tiled reception hall leads to the bow-fronted family room and an axial hall, which accesses the principal bedrooms, the kitchen and east wing. The family room has uninterrupted ocean views and an open fireplace. It interconnects to a small study and into the large dining room. Facing north, south and west the dining room, like the family room, has excellent ocean views which extend up the coastline to Omey Island and its tidal strand. The kitchen interconnects to the dining room and is currently fitted out for professional cooking with a range of stainless-steel equipment. A separate pantry is plumbed for a washing machine. If open-plan living were desired, it seems possible that the kitchen and dining room spaces could be combined to create a large living space in the 'Great Room' style and easily linking with the study and family room. Ladies and Gents washrooms are a legacy from the restaurant use and could be retained or the space repurposed. There are eight-bedroom suites with four having ensuite bathrooms and four having ensuite shower rooms. The largest bedroom has a large bay window affording excellent views out to the ocean and down the coastline to Omey Island and strand. The east wing can be separately accessed from the rear house courtyard and comprises a TV room with open fireplace, a master bedroom ensuite, second bedroom and a bathroom. The detached garage is used as a laundry room and has a freezer room. There is mains water, broadband availability (Lightnet) and a private Puraflow foul drainage septic system. Marram grass covered dunes lead down to the secluded sandy cove and ocean. A boat house requires completion but is ideally positioned nearby to the sea and beach. An inauspicious entrance from the public road leads along a private gravelled laneway to a tarred parking courtyard in front of the house. A separate spur from the laneway leads to the boat house and a right of access to a natural boat ramp access point. Sweeney's, a combined pub, restaurant, convenience store, post office and petrol station is a 5-minute drive away (1.7 miles or 2.7km) or can be reached from a beach walk. Cleggan fishing village is 3.7 miles or 5.9 km away and has seafood restaurants (Oliver's and Little Fish), a convenience store, a school, the ferry port to Inishbofin Island and pubs (Joyces and Newman's). Picturesque Clifden town, nestled between the Twelve Bens mountains and the Atlantic Ocean, is a 22-minute drive (6.5 miles or 10.4 km) by car or boat and has a larger array of facilities and amenities.
