DescriptionFully refurbished, imaginatively extended and cleverly designed with practical day-to-day living in mind, this beautiful Victorian terraced home, with contemporary additions and future-proofed energy-efficiency, packs a punch!
No. 6 Saint Kevin's Parade was completely renovated and modernised by its architect owners in 2014, having been largely untouched in the preceding decades. The entire home was stripped back, insulated, rewired, replumbed and replastered. Surviving original features were retained where possible and others reinstated, such as the new timber sliding sash windows. The ground floor of the return was demolished and the rear of the property was excavated by half a metre to accommodate a spacious, light filled eat-in kitchen. Rebuilt with exposed brick walls, floor to ceiling glazing and a polished concrete floor, the design of this space takes full advantage of its south-west orientation and level access with the verdant garden terrace - a veritable 'outside room' with rear laneway access. The clever design of the kitchen and extension featured in Décor Kitchens & Interiors Magazine, December 2015.
The owners were keen to establish a more open plan layout and a better flow through the spaces in the house while still retaining a degree of flexibility. A sliding pocket door was introduced in lieu of a serving hatch between the kitchen and the rear reception room and a new opening with sliding pocket doors was constructed between the front and rear reception rooms, in keeping with many terraced houses from the same era. All the rooms on the ground floor can be opened up or closed off, and independently accessed, as the need arises. A new insulated concrete floor with underfloor heating spans the whole of the ground floor, negating the need for radiators downstairs and therefore maximising the use of the space. The front living room has been fitted with a wood burning stove beneath a new limestone fireplace. The rear reception room - which has the flexibility to be used as a second living room, a playroom, dining room or fourth bedroom - has been plumbed for future installation of a gas fire. A guest WC is located under the stairs.
Upstairs, a large, luxurious family bathroom with a walk-in rain shower, double ended bath, heated towel rail, underfloor heating and concealed washer/dryer utility cupboard, was fitted in place of the original bedroom on the return. The master bedroom on the first floor is the largest room in the house. It is bright with two large windows, has ample wardrobe space and easily accommodates the owner's superking sized bed. Immediately adjacent is another spacious double bedroom overlooking the garden, which currently accommodates the couple's two children in a triple bunkbed. A real surprise in this house comes in the form of the generous third double bedroom, located in the converted attic at the top of the house. This room has a large dormer window where one can enjoy panoramic views across the rooftops of Portobello towards the Dublin Mountains.
The house has a B3 building energy rating with zoned thermostats and heating controls, a high efficiency gas boiler and a hot water cylinder that allows for future connection to solar panels.
Fifteen minutes walk from Grafton Street, Saint Kevin's Parade is a very quiet one-way street off Lombard Street West in trendy Portobello. Of interest to some is that the street features in James Joyce's Ulysses. Local coffee houses, eateries, shops, schools and amenities are all within walking distance.
A truly special, turn key home with a wonderful mix of Victoriana and modern design in search of new owners - viewing is highly recommended.
