Brookvale Downs is a compact, quiet, development just behind the main Rathfarnham Road near Rathfarnham Village. Number 52 is a house that hits that rare sweet-spot, old enough to be located in the heart of an established community, but new enough that it shouldn’t need extensive updating like re-plumbing or new wiring. The décor, to be frank, is absolutely crying out for an injection of personality. The current colour scheme is what we call ‘builder’s finish’ – paint everything magnolia on the basis that the new owner will want to do it all over again in their own taste. A pop of colour here and there around the house will make a big difference and some simple tweaks will vastly improve the somewhat dated kitchen. EXPLORE INSIDE The layout is traditional 3-bedroomed home style – hall, sitting room with fireplace and double doors to a kitchen-dining room that runs the width of the house. Upstairs there are three bedrooms – two doubles and a single – as well as a family bathroom. EXPLORE OUTSIDE The walled rear garden is a good size and well sheltered. The potential to create a ‘room outside’ is most certainly there, it could do with a bit of love from someone with green fingers. Located in easy reach of the two villages of Rathfarnham and Terenure, there is a comprehensive range of shops, restaurants, coffee places, pubs and much more on the doorstep (some recent openings in Terenure are definitely challenging Harold’s X claim to be the local go-to hipster location). Rathfarnham Castle, with playground, coffee shop and park area, is just across the road. And if you feel the need to wander outside the immediate area the attractions of Dundrum Town Centre are just a short drive away, or it’s a straight run into town by bus or car. Needless to say, with an area as mature as this one is, schools, transport and sports facilities are all excellent. THE BOTTOM LINE This is one of those Goldilocks houses – just perfect in every way, and we’re expecting a lot of active interest.
