15. In the event that there has been no development of the subject property, in accordance with the terms of any Planning permission if applicable within a period of 18/24/30 calendar months from the closing date of this Contract or such further period thereafter as the Vendor may allow. The Vendor at its sole discretion shall have an option to request that the subject property be transferred back to the Vendor subject to the Purchaser being refunded the purchase price as per this Contract less 10% being a contribution to the Vendor's costs, i.e. 90% of the purchase price only shall be discharged to the Purchaser without any other interest, costs, or compensation. This clause shall be included in the Deed of Transfer to the Purchaser on closing and shall be registered as a burden on the Title to the property in sale. Once the property has been developed to the satisfaction of the Vendor, the Vendor through their Solicitors shall then execute a discharge of the burden on Title at no further expense to the Purchaser herein.
