Description

Springfield House is a landmark residence ideally located on the outskirts of the picturesque village of Killenard and an easy commute of Dublin just 70km away. The house faces south with stunning views over the gardens and surrounding countryside and has an abundance of character and charm. The property has been in the same family for the last sixty years and indeed it would make a fantastic family home. Beautifully presented and in excellent condition, the four bedroom property, built circa 1950, has many double aspect rooms and boasts exceptionally light filled rooms. Recently renovated, the house is in turn-key condition. There are a host of period features including five period fireplaces. The hallway is very welcoming, sun drenched with a beautiful staircase. The main living area is particularly bright and spacious and open plan to the kitchen, making the layout ideal for family life. There is scope to easily extend adding a further two or three bedrooms over the extension on the ground floor if further bedrooms were required. There is a large detached double garage with two separate rooms with space to keep a car if necessary. The space offers huge scope for storage for country hobbies and family life. The motorsport interests of the current owners are evident in this space, with room for a racing car to be suspended from the roof with a custom built winch. Accessed via a fabulous tree lined local road, the house sits beautifully on 2.25 acres of stunning gardens surrounded by a huge selection of mature trees and a host of younger oak trees planted in the last 25 years by the current owners. Mature beech hedging ensures total privacy and wraps this property in a bubble creating a haven offering the best of everything that the countryside has to offer but in easy access to many towns and the capital. The area is exceptionally quiet and peaceful, despite it’s proximity to the village of Killenard, which is only a short stroll away. There is also a potential for a pony paddock and stables if required. The kitchen garden with fallow beds, orchard, shrubbery and flower beds all combine to create a gardener’s wonderland. The landscaped gardens offer an almost year-round colourful display, snowdrops in January, daffodils in March, a carpet of peony roses in May, an impressive collection of flowers and shrubs including fuchsia, hydrangea, bachelor’s button, skimmia and lilac throughout the summer and beautiful autumnal colour provided by the canopy of mature trees and breech hedging. An orchard offers an abundant supply of fruit with fig, apple, pear, plum and cherry trees. A row of hazelnut trees hide a secret. Planted almost ten years ago, they were brought in from England with truffle spores, with the hope that one day they will produce truffles beneath their roots! Throughout the summer months there is an abundance of soft fruit from the many trees including blackcurrant, blackberries, gooseberries, loganberries and raspberries. In addition, there is a great variety of entertaining and private spaces, from extensive lawns to secluded retreats. The property benefits from having its own private well, guaranteeing its own year round water supply. Previously planning was granted for an avenue through the wooded area and sweeping around to the front of the house. The property is within easy walking distance of the Heritage Golf Club and Hotel with its superb facilities including; championship golf course, walking and running track, driving range, bars, restaurants, gym, swimming pool and spa. The village has an excellent local primary school. There is also a local creche, pub, GAA pitch and church. Emo Court is also close by. The property is located just over 50 minutes from Dublin and a short drive to the N7 and Kildare Village. In short, this aspirational property has magical and incredible amenities within striking distance of Dublin. It offers an exceptionally private property with character and a magnificent garden in a prime location. It is truly a dream family home.
