Description

DNG Brady are delighted to present this beautiful Dormer Bungalow with tiled roof and traditional rock faced walls with brick surrounds to the windows. As well as 3 reception rooms, study and Kitchen there are 6 bedrooms, 4 of which have an en-suite bathroom and/or a walk-in wardrobe. The house has been renovated over the last 3 years. A broad entry gives accesses to the appointments of formal sitting room, office/study, and Living room with fireplace, garden room, and generous kitchen leading onto a back veranda. The separate dining room is accessed from the entry that contains the staircase. A second, side and private entry leads to 2 bedrooms each with its own ensuite bathroom. This group of rooms, combined with the dining room, can be adapted to a self-contained guest apartment or as B&B. The Kitchen has an induction cooktop with extractor hood, electric wall oven with microwave cupboard over, and concealed refrigerator. The island unit contains a double sink unit with 2 full-size bowls and a waste disposal unit and a double dish drawer washer. A utility area with space for washer and separate drier hides behind sliding doors. The wooden floors are covered in either ceramic tiles or carpeted. Walls are lined with insulated plasterboard (sheetrock). Internal masonry walls are rendered. Painted timber doors and skirting complete the inside. The central staircase lands at a wide passage giving access to 4 bedrooms; a main bedroom with its own ensuite bathroom and walk-in wardrobe, a second bedroom with its own ensuite bathroom and walk-in wardrobe, 2 further bedrooms each with a walk-in wardrobe, finally a main bathroom with spa bath and separate shower. A ceiling ladder in the upper level unfolds giving access to the attic room with distant views to the Irish Sea. The gas fired boiler heating service is split into 3 zones each controlled by a thermostat. The boiler is also connected to the hot water service. Water is provided from the property's own well by pump, filtration system, steriliser and water softener. The property has a septic service. Rainwater drainage connects to a creek that flows along the front and side boundary and ultimately into the sea. Built with stone clad cavity concrete block walls. The cavity is insulated with 2” (50mm) of polystyrene. PVC covered metal frames hold double glazed window units and doors. The roof structure is also well insulated with glass fibre batts. The site is fenced and enclosed by a hedge. Two sheds; one houses the water pump and garden tools and the other is for storage/workshop. Several newly planted trees and planting beds give the surrounds the framework for greater enhancements. The gravel driveway is edged with concrete kerbing and goes to the front, back and side of the dwelling. A paved area for outdoor entertaining is located adjacent to the rear veranda. Just 50 minutes north of Dublin airport and 12 minutes from the township of Drogheda in the county of Louth. The property sits on about 3/4 acre (4000 m2) of land surrounded by farmland. Counties Louth and Meath have been inhabited since ancient times; some stone-age monuments are over 6000 years old. Viewing is highly recommended.
