Description

ROSS HOUSE Clew Bay, Westport, County Mayo, Ireland Excess 2.5 million. This is a magical estate situated on a private peninsula on the west coast of Ireland. It encompasses panoramic ocean views overlooking an inlet of Clew Bay, and Ireland's holy mountain, Croagh Patrick. Ross House is a historic home beautifully situated within remarkable gardens and grounds. Jutting into Clew Bay, the secluded and very private estate comprises some 70 acres (28.33 hectares). The current three-bay front composition dates to circa 1838 and incorporates earlier improvements to the original 17th-century house, now within the rear wing of the house. With 4 reception rooms, 6 bedrooms and 5 bathrooms the accommodation within the house extends to some 4,778 square feet or 444 square metres. Downstairs the symmetrical early 19th-century composition comprises an entrance porch, stair hall, drawing room, and dining room and is augmented by a Butler's Pantry or servery kitchen, with adjacent laundry room. Linking to the older house and later mid-20th-century additions the remaining layout gives it a pleasing, quaint charm. There is a library, studio, two bathrooms, a wine cellar, and a kitchen with three adjacent rooms, one of which is a pantry. Upstairs there are 6 bedrooms, four of them suites with bathrooms including the generous master bedroom also with a dressing room. The main staircase accesses the two principal bedroom suites, with a secondary staircase accessing the rest. A pleasant two-storey Gate Lodge is laid out in the villa style, with the living rooms on the upper level benefiting from elevated bay views. It includes 2 reception rooms, 3 bedrooms and 2 bathrooms. The land includes some 45 acres of grazing, plus woodlands and gardens. A more modern farmyard includes a useful tractor shed, livestock housing and fodder storage. The gardens are spectacular with mature specimen trees and shrubs deliberately framing exquisite picture postcard vistas front and back of the house. A beautiful, nearly quarter mile long, tree lined gravelled avenue (driveway) extends from the gate lodge to the house. It includes an electrically operated gate. The original drive to the front of the house is barred from vehicles, the gravelled front terrace is now a sheltered al fresco living and dining space. The two cobbled courtyards behind the house are used for car parking and have an attractive range of stone outbuildings, which include the original coach house, 2 stables, tack room, boiler room (with storage), and fuel stores. The green house has a resident mature grape vine producing delicious white grapes. A manicured sunken lawn once hosted a tennis court. Gravelled paths lead through glorious woodland to amenities immediately adjacent to the house. The stone pier and adjacent slipway is positioned a short walk from the house and has a small equipment store. The Walled Garden is gently sloping with a south-facing aspect and includes artichokes and apple trees thought to be truly ancient. Below this, the 'Lovers Walk' leads to a most attractive bath house pleasantly positioned at the head of a gravelled beach on the inlet. Along this path is a sheltered hard tennis court with a lovely sea view, which requires some restoration. Above the garden is a stone farmstead that includes a large stone barn, once a cow byre plus two other smaller barns. Nearby is a two-storey granary tower. The upper floor used now used as a studio office. In this area is also a historic circa 4,000-year-old twin chamber megalithic tomb, known as the tomb of the legendary lovers Dermot and Grainne. Accessible from both the water and by road the location of Ross House is exceptional. The picturesque bustling coastal towns of Newport and Westport are each less than 15-minutes driving distance. By power boat, Mayo Sailing Club, Rosmoney and Westport harbour can be accessed in circa 15 minutes.
