Description

Charming period house with a picturesque setting on the River Boro Lot 1 - €650,000 Providence House is a charming and alluring period property set in a private situation on the River Boro. Wonderfully maintained over the years, the restored period features of this house remain intact with beautiful coving, cornicing and architraves. Approached along an attractive tarmac driveway which leads into a spacious parking area and the front entrance of the house. The ground floor accommodation is well laid out for modern living. The impressive entrance hall leads to the left opening into a sitting room with open fire. An internal hallway connects to a ground floor bedroom and main bathroom off. A modern extension to the house comprises a bright breakfast room area with a gorgeous kitchen designed by Andrew Ryan. Leading from the kitchen is an open plan dining room and living room which are well positioned for the daily sunlight. The courtyard and walled garden can be accessed from the drawing room through the French windows. Stairs lead up to the first floor which comprises three bedrooms, a shower room and study. The master bedroom features a dressing room and outdoor balcony overlooking the garden. It is splendid for enjoying a morning coffee and relaxing in the peaceful countryside. Granary A beautifully converted period cut-stone granary sits to the south west of the main house. Thoroughly restored and renovated, this building is presently in use as a games room and a garage. An internal mezzanine overlooks the garage. There is potential to convert the granary into a self-contained apartment, home office or studio subject to obtaining the required planning permission. Outbuildings Located to the side of the main house is a shed with a range of useful outdoor rooms and storage space surrounding the courtyard which includes a utility room, shower room, and greenhouse. There is also a wood store. Gardens & Grounds Among the finest features of Providence House is its immaculate formal gardens surrounding the house, with lawns either side of the driveway featuring mature shrubbery and planting. There is also the benefit of two separate entrances, with a second entrance accessed adjacent to the Mill. An enchanting sunken walled garden is found at the rear of the main house, complete with stone walls, feature pond, a myriad of shrubs and planting all of which create a private and relaxing ambience. The south facing extensive sandstone patio area is a pleasant area to enjoy al fresco dining. Lot 2 - €125,000 The field at Providence House comprises about 8.50 acres / 3.44 hectares in total and lies in a single ring-fenced block. It has the ability to grow a range of arable crops and is presently let to a local farmer on a Conacre agreement. The lands are bound on the south by the River Boro, a tributary of the River Slaney. Located in the townland of St John's, Enniscorthy, Providence House sits in the south-east of Ireland in the heart of Wexford, which is known for its excellent verdant countryside, favourable climate, picturesque mountain ranges, white sandy beaches and charming character villages. The historic town of Enniscorthy is anchored by its 13th Century castle which sits in the heart of the town. Enniscorthy provides for all amenities including shopping, pubs, restaurants, sports clubs and regattas on the River Slaney. Monart Spa, Ireland's only five-star destination spa is only a 5km drive away. Wexford (20 km) is the principal town in this part of the southeast of Ireland and is located at the mouth of the River Slaney. A harbour town, it is widely regarded for its rich arts scene and culture. Wexford has been home to the Opera Festival for over 60 years. The festival is recognised worldwide for introducing new artists and audiences to the forgotten masterpieces. The N11 motorway extension to Enniscorthy (4 km) allows direct access to Dublin and shopping havens such as Dundrum Town Centre. There are also regular bus and train departures from nearby Enniscorthy connecting to Dublin city. The local school is St Marys NS in Enniscorthy. Secondary education is available in both Enniscorthy (3.5 km) and Wexford Town (20 km). Providence House was previously the mill manager's house for the neighbouring Kilcarbry Mill. The mill was built in 1780 and acquired by Francis Davis, who together with his brothers founded the firm Davis Brothers, Flour Millers, in 1820. The water was capable of driving thirteen pairs of stones for eight months of the year. In 1884 the old-style machinery was replaced with machinery imported from Germany, England and America. From 1900 to 1927, it was taken over by Enniscorthy District Asylum. The water power was then used to generate electricity for the Asylum. The mill was last used as a tobacco re-handling station in the 1930s and today remains derelict.
