Built just forty years ago, Dyann House has the all the elegance of a period home, with touches of the style of a French Chateau. Set amongst the lush rolling fields of Co Kildare, and surrounded by its own lands, including mature gardens, ornamental lakes and beautiful specimen trees, Dyann House is also an exceptionally well provisioned equestrian property.
The c.34ha(85 acres), of grounds include two stable yards, a sand arena, six furlong gallop, lunging ring and more, making this the ideal spot to breed, raise and train, or simply to enjoy the company of horses in the heart of Kildare, Ireland's most famed racing county. These lands also afford wonderful privacy and seclusion, just a step from the K Club, close to the Curragh, and half an hour from Dublin.
Inside the three-storey house, there are six bedrooms, beautiful and well-proportioned reception rooms, and a charming conservatory, ideally positioned to enjoy gorgeous gardens and the lovely landscape. A haven for the family, the house is also a showpiece for lavish entertaining. Dyann House is also a perfect canvas upon which to create your own very ideal home within 30 minutes of Dublin city.
Designed for relaxed family life as well as great entertaining, Dyann House is laid out over three floors. A pretty porch brings you to the wide central hall, which has a fireplace, and leads to the triple aspect drawing room to the right. This magnificent space has marvellous views, deeply recessed windows and solid wood floors. Behind this, the conservatory is a sunny spot to enjoy in all weathers, with views of the pair of ornamental ponds set within a sublime sheltered garden.
A family sitting room leads onto the very spacious kitchen / dining room, which has an Aga, Belfast sink, and ample storage and workspaces to suit all cooks - from enthusiast to chef. A second hall is to the left of this, meaning there is staff access to the back hall, utility room / boot room, kitchen and additional storage spaces as required.
There are three bedrooms on the first floor, including a huge, triple aspect Master, that has a large ensuite and walk in wardrobe. The rooms on this first floor are remarkable and grand. Three further bedrooms are on the top floor, one with a commanding balcony. These top floor rooms are very much in the manner of a country cottage, with gently sweeping eaves and a great deal of charm.
From the tall stained-glass window on the return, to cornicing, ceiling roses, timber floors, beam detailing, dado rails and marble fireplaces, great attention has been given to exceptional quality and finish throughout. All this makes Dyann House a gorgeous prospect, however you wish to enjoy it.
Gardens and grounds
Set around a pair of ornamental ponds, the gardens at Dyann House are beautifully landscaped and wonderfully mature. Approached by an elegant entrance gate with electric gates, the house is reached via a lovely long avenue, lined by tall trees. It is surrounded by patios, floral borders, patches of woodlands, and rolling lawns. There is a hard tennis court, garden pavilion and gazebo. Within the garden surrounding the house, there are two ornamental ponds which added to the ambience of the property and are wonderful features. By the yard there is a duck pond and a lake in one of the fields to the front.
Equestrian facilities and land

The paddocks are bounded by stud rail fencing and sheltered by mature trees. These facilities, coupled with its enviable position, good land and great privacy, combine to make Dyann House an exciting prospect in this very special part of Ireland.
