Directions

From The Square in Oughterard, proceed along Camp Street, keeping The Lake Hotel on your left and The Boat Inn on your right. Location

This entire area more commonly known as Glann is a highly sough after area to reside due to its total uniqueness and abundance of natural scenery. This farm overlooks the majority of Lough Corrib and Mount Gable. Oughterard it self is a charming village on the shores of Lough Corrib - the internationally renowned wild brown trout fishery. Known as the gateway to Connemara, Oughterard is well known for its range of shops, pubs and hotels which cater for the large numbers of visitors who come to take advantage of the walking, boating and other leisure activities for which this village is justly famous. Golf is available at the 18 hole Oughterard golf course, set in natural parkland and there are six other golf courses within an hour's drive. The property is situated only six miles from the village, in one of the loveliest parts of the Glann Road, just two mile from the Hill of Doon, and one of the most sought after locations in Connemara.

The Farm and Facilities

The property is held under two Folios with the land located in four sections in the townland of Curraghduff. The first plot known as the River Fields is a plot of approx three acres enclosed by stone walls and fencing and has river frontage. On these lands there is an open barn with block built walls and a galvanised roof with felt underneath. This shed measures 14'7" x 11'8" internally. The land has a shelter belt of mature pine trees. The lands are approached over a graveled road that goes through the undivided commonage lands. These commonage lands are relatively level and are used as rough grazing for the farm animals during the summer months and feeding area in conjunction with the River Fields and the open barn. These commonage lands with a portion across the road nearer to the farmyard extend to 13.53 Ha (33.44 acres) which equates to 6.76 Ha (16.72 acres). Approaching the driveway to the house there is a field on the left in front of the cottage and immediately to the right there is a hay barn in very good condition enclosed on the three side with an opening at the front, this shed extends to approximately 700 sq.ft. Next to the barn there is complex of buildings with the largest one been a work shop / equipment & storage shed. This shed is constructed of plastered block work under a steel truss roof with galvanised sheeting. Steel doors provide a wide entrance to the storage area. Adjoining this building are three horse boxes, divided by poles and a passage way for feeding. These can easily be removed to make other uses for the shed. This building has a floor area of approximately 1,400 sq.ft. Across the yard there is a stable block with three individual boxes. All of the buildings are in very good order, they is a electricity supply and water provided. To the rear of the building there is a stable manure storage area. To the north of the sheds there are several small fields. Moving up the property there is a lane which splits in two with a woodland area between both. The lanes are occasionally used by neighbouring land owners who have farmland further on. Taking the land to the rear of the cottage there are two large fields on the left known as the Barley Fields, these lands provide good grazing. At the top of the hill there is a large horse arena with superb views of Lough Corrib and the surrounding Connemara countryside. The arena is a professionally constructed facility which was excavated and back filled with stone, gravel and sand, there is a permeable draining sheet under the sand. The arena is enclosed with a post and rail fence. The facility extends to approximately 140' x 120'. Crossing the field down onto the lane one has to go through two sets of gates to access the fields known as Ceapp na Malla which are located at the end of the lane. This is a large rectangular shaped plot of land extending to c. 14 or thereabouts is enclosed by stone walls and fencing. There are many fine mature specimen trees on this plot. The fields are subdivided by stone walls. There is a storage shed at the entrance to the land it is on a concrete base and constructed of timber and plastic coated sheeted galvanise.
