Features
PROPERTY OVERVIEW: A wrought iron gated entrance with rose-decorated walls opens to a gravel-finished avenue and circular driveway, allowing the ideal full vehicular access around the house. To enter the front of the house, a gently inclined ramp with safety handrail leads to the double glass paneled entrance door and the light-filled front porch inside. Inside the porch, the entrance hall initially leads to the Sitting Room, which has an open fireplace with a timber surround and a large feature window which overlooks the front garden. The hallway leads next to the open plan Kitchen with its cosy Dining Area. The Kitchen is fitted with solid oak cabinets, arranged as both overhead and floor units. One of the two windows is particularly wide and is situated over the kitchen sink and preparation area, while the second window has a view onto the adjoining Conservatory. The Dining Area features a solid fuel stove (ideal for distributing heat throughout the house) and also the hot cylinder press and an integrated oak-cased fuel store. The adjoining cosy and bright Conservatory is perfect for a coffee corner or reading nook as it attracts daylight and wonderful evening sunlight from the West. The Conservatory has a sliding patio door, which opens onto the left gable of the house. BEDROOMS AND BATHROOMS: A long internal corridor leads to three double bedrooms on the right wing (one of which has a wall-to-wall mirrored door Wardrobe). These bedrooms share a family bathroom. To the left wing there are two particularly generous bedrooms, which are enhanced by inviting bay windows. These windows bring a period house ambiance to the rooms and are dressed with bespoke curtains. The main bedroom features an en-suite shower room and an integrated 3-door beech Wardrobe. These 5 bedrooms offer a flexible layout for family living or remote work and should be easily adaptable for use as a home office. INTERIOR HIGHLIGHTS: • All of the rooms in the house have views of the garden, whether it be to either the front or to the back. BUILDING & EXTERIOR FEATURES: • Constructed in 1982, with a later larger extension in 2007. This is a cavity wall constructed house, with a tiled roof. • The exterior of the house is clad with both a feature red brick front and gable and pebble dashing (painted white). • Windows are all double glazed, in white pvc frames. • Central heating is via a modern Grant (outdoor) oil burner. A Stanley solid fuel stove provides direct heat to the Kitchen & Dining Area (back boiler was removed). • The mature and well-cared-for grounds have western exposure for stunning evening light. • The gardens includes both native and non-native trees, which provide a colourful year-round backdrop to the grounds. • Outdoor buildings include a car garage (about 28 feet x 28 feet) which also has a working toilet and washing/utility facilities. * The galvanized building which adjoins the garage measures about 20 feet x 28 feet and it is ideal as a fuel and machinery store. SERVICES & TITLE: • The water supply is on a community scheme and there is a septic tank system for waste drainage. • Freehold Title: Folio OY3989F (Area: 0.47Acres/0.19Ha) SOLICITOR FOR THE SALE: Brendan Hyland, Lutterel House, Castle Street, Roscrea. LOCAL AREA DETAILS: SHINRONE is a small village of traditional character, located 11km from Birr and 10km from Roscrea (Co. Tipperary).
