Description

A beautifully renovated Edwardian house in a sought-after enclave in Fairview. Set on the leafy, quiet, red-brick terrace of Lomond Avenue, this elegant Edwardian home unfolds across four light-filled storeys, extending to approximately 103 sq m. Sensitive to the period architecture, a considered renovation in 2022 has introduced a bespoke kitchen, bespoke bathroom, underfloor heating, insulation, triple-glazed joinery and fine custom cabinetry, while preserving the house's original character. The neutral aesthetic instils a feeling of calm and serenity, and will provide an ideal blank canvas for the next owner to move straight into. Behind the handsome bay-windowed façade, a generous entrance hall leads to a bright, south-west-facing living space. The formal sitting room, with its high ceilings, original cornicing and Kingstar wood-burning stove, sits to the front. To the rear, an open-plan kitchen and dining area opens directly onto the garden through glazed doors, creating a fluid connection between indoor and outdoor life. Three double bedrooms are arranged across the upper floors. Two occupy the first level alongside the main bathroom; the top floor is given over to a peaceful principal bedroom, with far-reaching views across the city skyline and towards Croke Park. The garden, completed in 2024, has been designed for easy care, laid with drained artificial grass and enjoying a sunny south-west orientation. A gated rear lane, secured at both ends, provides additional access and a plumbed shed offers practical storage. What the owners say about the property: It has been extraordinary to watch this house evolve during our time here it feels a world away from the place we first walked into a few years ago. What was once tired has become a warm, beautifully restored family home; every space now feels considered and full of life. The south westerly garden is one of our favourite features flooded with sun from afternoon through to the evening, it becomes part of our kitchen over the summer months and the two spaces combined are great for entertaining. The open plan grounds floor is amazing for small children lots of space for them to play but at the same time contained. We have loved the neighbourhood as much as the house. In particular, the unique community spirit between the neighbours across the quiet streets of Lomond Avenue, Waverly Avenue and Inverness Road. For somewhere so centrally located and close to the city centre, this local atmosphere makes you feel safe and welcome. There are excellent cafés, restaurants and parks just steps from the front door. Sweeney's, at the end of the road, has been a constant in our lives equal parts café, deli and wine shop, and a place we'll miss dearly. Being so close to Dollymount strand has been amazing during the summer months. Leaving 15 Lomond Avenue will be very hard, it has been a special home for us, and we can only hope that whoever lives here next enjoys it every bit as much as we have. The Area: Lomond Avenue lies within walking distance of the coastal paths of Clontarf, Fairview Park and Dublin City Centre. Excellent schools, cafés, restaurants and independent shops are close at hand, as are fantastic public transport links, including the DART, bus service at the end of the road, and newly built safe cycle connections to Dublin city centre and beyond.
