Description

When the current owners bought this attractive home in 2010 its location and position, overlooking a tree filled open green to the front with a southerly aspect to the rear and views over terracotta tiled roofs as far as the Pigeon House stacks in Ringsend, was undoubtedly a big draw. Upon purchasing No.15 they set about modernizing it, having it replumbed and rewired to include some clever details like the overhead skylights in the bathroom and landing which flood the home in natural light. In 2020 they completed a redesign and an impactful extension to the home under the guidance and supervision of renowned architectural practice TAKA. It was a collaborative experience which really shows throughout the home, whilst the property is high in design ideas it is also a very practical home for everyday life. From the moment one turns the corner into Croydon Green and sees the striking Tanners Brown Farrow & Ball exterior colour, you know something special awaits. There is a great sense of flow to the space yet it can be divided off into more private, intimate spaces. The colour palette is one of soft earth tone's from that of greens through to dusty pinks, which gives a welcoming feeling throughout. The entrance stairs have been painted in Bancha Green by Farrow & Ball and makes for a talking point as soon as one enters the home. Clever use has been made of the remainder of the hallway to give additional storage and a utility area. The two main reception rooms are interconnected via a set of sliding doors, the living room houses an open fireplace, bespoke shelving and a pleasant outlook to the green. On entering the lounge you will notice the door has been removed from the hallway and replaced with a paneled wall running the length of the room and a circular window allowing light to flow in from the hallway. This cozy room has a solid fuel burner, ideal for lazing away on a cold winter's day. Another set of sliding doors open to reveal the stunning kitchen/dining extension, with floor to ceiling slimline sliding doors opening out to the garden. This is a wonderfully crafted space, the bridge between the original home and the extension has a glazed roof allowing lots of natural light in and demarks the old from the new. Everything within this space is bespoke in its nature from the polished concrete floor with brass beading to the kitchen units with silestone worktop on the right to the most amazing bathroom pod and storage. The bathroom is a triumph of ingenuity in creating a special design feature which feels like a sanctuary. The kitchen units and the bathroom pod have been made out of birch ply and fronted with oak veneer and anchor both sides of the kitchen/dining space. A lovely feature has been added to the exterior of the sliding glazed doors which is that of a small greenhouse ideal for all your home cooking needs ! Upstairs there three bedrooms all of which feature reclaimed wide plank floorboards and bespoke built-in wardrobes and storage. Positioned over the landing is a large skylight allowing lots of natural light to penetrate deep into the home. Completing the picture is the stylish shower room, the space has been fully tiled with Ca Pietra floor tiles and the walls have been tiled with porcelain in a herringbone pattern, step in shower, w.h.b., w.c. and heated towel rail. Garden To the front there is valuable off street car parking with surrounding landscaped gardens and outdoor lighting. Access to the back garden is via a private key accessed pedestrian laneway. The rear garden has been laid out mainly in lawn with vegetable beds which lead you down to an external wired storage shed W4.4m x L2.5m. Adjacent to the rear extension is a concrete patio area which has been polished and aligns nicely with the internal polished kitchen/dining floor and provides the perfect spot for al fresco dining with external lighting.
