It was shortly afterwards that they embarked upon major renovation work, under the guidance and expertise of Camilleri-Preziosi Ryan Architects, which included extensive upgrades to structure, services, fixtures and fittings, all resulting in what is on offer today in this special home. \n\nThe interior and attention to detail evident throughout are exemplary. Considerable thought, effort, investment and heart were poured into its layout, flow, design and fit-out both inside and out. Any changes, upgrades, improvements and future-proofing had to come together seamlessly and had to cater for the practical needs of busy day-to-day family life, where the family could easily come together and also enjoy their separate space. Hugely influenced by their time overseas and a clear passion for interior design, the décor and specification are exceptional. Keen to add to the already warm, welcoming and calming atmosphere in the house, the owners were intent on complementing the original features of the Edwardian era, whilst showcasing their style and flair for the contemporary. Farrow and Ball wallpaper and paints were used along with Zoffany paints throughout. Solid wood flooring was sourced from the Hardwood Flooring Company, radiators were custom-made by Zehnder and the fireplaces were sourced from Artefaction. A bespoke and subsequently award-winning kitchen was designed and fitted by Noel Dempsey, as was the coat and boot storage in the hallway, along with the wall panelling in the family room and fitted wardrobes in two of the bedrooms. Double-glazed windows were sourced from and fitted by W&J Bolger. The bathrooms were designed by Versatile. The list of fit-out is extensive and reads like a veritable A to Z of top of the range design, brands and manufacturers. \n\nAlso deserving of special mention are the beautiful gardens. Wrapped around three sides of the house, designed to screen and delight with interest and colour year-round and to provide for recreational and entertainment amenity. Mary Reynolds (Chelsea Flower Show Gold Medal winner) and Lisa Murphy (Kilmainham Garden Festival Gold medal winner) were commissioned to design the large rear garden (L.85ft x W.45ft max). This wonderful, private space caters for both children and adults with an extensive lawn, play area and al fresco dining area, positioned directly off the kitchen and family / breakfast room. Practical, much needed storage for bikes and garden equipment is secreted away in the side passage. Damien Costello designed the front garden, which caters for parking for several vehicles and lots of comings and goings. \n\nThe location is fantastic - so quiet, yet very accessible to Rathmines, Rathgar and Ranelagh. The Luas stop at Milltown is a short walk away. The locality has an abundance of shops & restaurants with excellent quality food stores on Upper Rathmines Road and Dunville Avenue as well as those in the nearby villages. Some of Dublin's best schools and colleges are nearby including Sandford National, Sandford Park, The High School, Muckross College, Alexandra College, Gonzaga College, Kildare Place, with UCD and Trinity College within easy reach. Sports clubs nearby include Milltown Golf Club and David Lloyd Riverview, Brookfield Tennis Club and Dartry Health Club.
