Description
OVERVIEW TAB The facility is located in Askeaton, Co Limerick. Askeaton is located on the N69 which runs parallel to the Shannon Estuary, approximately 22 km west of Limerick City. The facility is located immediately north of the N69 and occupies land with frontage onto the River Deel. Plans are approved to link Askeaton and Foynes Port to the Adare bypass which is currently under construction. This upgrade will significantly reduce drive times to Limerick, Shannon Airport and the wider motorway network. The entire occupies a land area of approx. 16 Ha (39.5 acres) with expansion lands measuring 14.5 Ha (35.8 Acres). The plant has local road frontage along the western boundary and the River Deel runs along the eastern boundary. The plant is divided comprises 771,689 sq.ft of buildings to include an R&D Facility, Main Manufacturing/Distribution Buildings, and ancillary buildings to include a CHP Plant and water treatment and waste water treatment plant. R&D Facility Located at the southern end of the facility. The R&D facility comprises two sections. The NDC building, which was completed in 2019. The building measures approx. 64,990 sq.ft and comprises two storey open plan administration offices, meeting rooms, staff canteen, reception and changing areas. Behind the offices there are laboratories, workshops and a Bench Top Pilot Plant, all arranged over two floors. There is also a wet and dry processing area and a warehouse with a single dock leveller. The warehouse has a 8 metre clear internal eaves height. The second section of the R&D Facility comprises the RTF Building which comprises approx. 21,387 sq,ft of warehouse and processing space with ancillary staff changing facilities and offices. The building has a clear internal eaves height of 7 metres and comprises a concrete and tile floor, full height block walls. Main Manufacturing/Distribution buildings Comprises a processing area to include the main boiler house, evaporating and drying towers, blending rooms, packaging rooms and a can manufacturing plant. This section of the building is arranged over a single ground floor with the drying towers increasing to seven storeys. The main production floor comprises a concrete floor with full height block walls, combination of a concrete and steel portal frame, clad in a mix of single and double skin metal cladding. At the northern end of the plant are high and low level warehouse buildings, measuring 167,265 sq.ft. The high level warehouse comprises a covered trailer building, loading pit bay with eight dock levellers, There is a level change from the loading area to the warehouse with eight roller doors, leading to the main warehouse hall which has a Mezzanine level running the full length of the western elevation with a palletising area, control rooms and a satellite warehouse underneath. The warehouse is constructed with a steel portal frame and is clad with double skin metaldeck sheeting, the clear internal height is 12m. The plant has the benefit of a CHP Plant, comprising a 16MW thermal capacity Combined Heat & Power (CHP) plant including Centrax (Rolls Royce) turbine with Wellman Robey boiler, two incoming transformers, eleven distribution transformers, cabling & distribution, switchgear and grid connection. There are a number of detached ancillary buildings to include workshops, stores, security huts, pumphouses and offices. There is also a separate water treatment building and a waste water treatment area.
