DescriptionThe property, previously Bates Restaurant, occupies a superb location on Market Square in Rathdrum tucked in just behind the famous Cartoon Inn on main street. Housed in a coaching inn that first opened its doors in 1785, this terrific restaurant premises is integral to the history of Rathdrum itself. It has also been used in the filming of various movie productions including the acclaimed Michael Collins, The Country Girls and even a Spice Girls music video. The fully furnished restaurant facilitates approximately 52 covers, pre Covid. The amount of present covers available will depend on the new HSE restaurant guidelines. The property comprises of two main restaurant areas, ladies and gents toilets and a fully fitted restaurant kitchen as well as a block built shed to the rear allowing for additional storage space. The Commercial rates are €1600 per annum.

Directions / Location: Travelling south on the M11 take exit 16, signposted for Wicklow Town/Rathnew. Take the first exit at the roundabout and drive in to Rathnew Village. At the roundabout in the centre of Rathnew village take the second exit on to the R772 and continue straight on to the R752 signposted for Glenealy / Rathdrum. Once you reach Rathdrum follow the road around to the left passing Hidden Valley Caravan Park on the right. Continue on straight and take a right at the fork in the road on to Lower Main Street. Continue on up the hill and at the T-junction at the top of the hill turn left on to Main Street. Continue up main street in to the Market Square you will see an archway on the left hand side beside the Cartoon Inn. Go under the archway and the Restaurant is on the right hand side.
Reception Area (1.82m x 3.64m)
The reception area of the restaurant has a coffee & bar area with under counter coolers, an ice machine and dishwasher, a La Scala commercial coffee machine, stainless steel sink unit, drinks fridge and music system. This is the control hub of the restaurant and has a service station with storage for menus and cutlery, etc. The area has tiled and wooden flooring and steps to the seated dining area and steps up to the kitchen area.
Restaurant Section (16.28m x 3.99m)
The front dining area of the restaurant has slate tiled floors and can cater for approximately 28 covers pre Covid. In this section there is also the original old stone walls and open fireplace with a solid fuel Blacksmith stove and the renowned poet’s Seamus Heaney corner. To the rear the second restaurant section has tongue and grooved flooring and an additional 24 covers. There is access to the ladies and gent toilets as well as a pedestrian entrance that is wheelchair friendly. Please note that cover numbers may now be reduced subject to the Covid – 19 guidelines in place for Restaurants.
The ladies and Gents toilets are located to the rear of the restaurant. They consist of ladies toilets (1.47m x 1.93m) with 2 separate cubicles, 2 wash hand basins, mirror, tiled flooring and tiled walls to dado height. There is also a hand towel dispenser and an electric hand dryer. The gent’s toilet measures (3.60m x 1.47m) They consist of 1 cubicle, urinals, a vanity wash hand basin unit, mirror and hand dryer. There is tiled flooring and the walls are tiled to dado height. There is also a separate wheelchair accessible toilet.
Kitchen (3.65m x 6.82m)
This fully fitted commercial kitchen has anti-slip specialize kitchen flooring throughout. There is a double commercial sink unit, single commercial sink unit, ample open stainless-steel shelving as well as a stainless steel domestic sink unit. The kitchen’s appliances consist of a Blue Seal gas hob with hot plate and Griddle, a Blue Seal six right gas hob, Blue Seal double basket deep fat fryer. Commercial stainless-steel extractor fan suppression system, a 6-drawer heated unit – freestanding, a plate warmer and Banmarie. There is a free standing stainless steel freezer as well as a selection of pots, pans, plates and glasses.
Rear Storage Shed: (3.20m x 5.94m)
The block build shed is located to the rear of the property. The shed is ideal for additional storage of stock and is plumbed for washing machine and dryer so ideal for catering for any laundry needs the restaurant would need. There is also a small mezzanine area for extra storage.
