Planning: The lands are zoned ‘A1 Residential’ in the current Dun Laoghaire / Rathdown Development Plan 2016- 2022. The lands are zoned ‘Medium Density Residential’ in the Kilternan / Glenamuck Local Area Plan (LAP) 2013. The property was granted full planning permission by An Bord Pleanala in April 2020 (Ref. ABP 306160-19) for a Strategic Housing Development of 197 residential units, comprising 115 apartments, 20 duplex units and 62 houses in a scheme designed by Coady Architects. The 115 apartments comprise 65 one bedroom, 50 two bedroom in six 3 / 4 storey blocks. The 20 duplex units (10 two bedroom apartments and 10 three bedroom duplexes overhead) are in four 3 storey blocks. The 62 houses comprise 25 three bedroom, 25 four bedroom and 12 five bedroom. The development also incorporates a crèche (275 sq.m.) and the construction of the link access road between Enniskerry Road and Glenamuck Road; re-alignment works to Glenamuck Road South; and provision of access points at the boundaries with lands to the north, north east and west to provide for future access to adjoining lands. The Part V submission that accompanied the SHD application proposed the delivery of 19 units to satisfy this requirement. Location: The site is located on the western side of Glenamuck Road South (R842) adjacent to its junction with the Enniskerry Road in Kilternan, Dublin 18. This is a very accessible location in a popular South Dublin suburb. The lands are located approximately 1.3 km south of The Park Carrickmines Retail and Office complex and approximately 1.7 km southwest of Junction 15 of the M50 Motorway and a similar distance from the Ballyogan Stop on the Luas Green Line.
