Description
LOCATION: Historically known as the medieval Capital of Ireland, Kilkenny is the smallest city with the biggest heart. A great cultural centre dotted with many historic buildings, narrow winding streets and oodles of character and charm. Kilkenny has it all, a great place to work, rest and play. The population of the city is 27,184 persons whilst the county has a population of 104.160 persons (2022 census). Kilkenny is a hub of activity in the south east with all the modern trimmings working alongside commercial and industrial activity in a historic scene. In recent years, several new companies have moved to Kilkenny increasing local employment across many sectors. Major companies including Glanbia, Tírlan, State Street, VHI, Taxback, Abbott, Banking 365 are all located in Kilkenny. The city is a known tourist get away destination. There are currently 10 hotels in the city with a further 3 about to be constructed. Annual events and festivals such as Kilkenny Arts Week, Cats Laughs Comedy Festival, Kilkenomics, Rhythm & Roots, Medieval Mile Market, Food Festival and Christmas Markets all add to the magic of Kilkenny. The new adoption of 'working from home' policies make Kilkenny a very attractive place to call home. With circa 19 secondary and primary schools, numerous creches and after school venues and daily connectivity via motorway or train to Dublin, Kilkenny has it all. The recent extension of the Inner Relief Road has opened up across to the Western Environs of the city. As the 'crow flies' the lands of Margaretsfields are less than 2.0km from the city centre. SITE: The lands are located adjacent to the housing developments of Seville Lawns and Nyne Park, just off the Callan Road and adjacent to the N10 Ring Road and the Western Environs Relief Road. This area of Kilkenny has seen the arrival of several new housing developments in recent years. The subject lands are part of the Seville Lawns Development and substantial works have already been carried out to facilitate access and servicing of the lands. We understand that all services are available to the lands and there is a legal access through the roads and services of the existing Seville Lawns development to facilitate the purchases. PLANNING: The lands are zoned Existing Residential on the Kilkenny City & County Development Plan 2021-2027. Planning Permission has been granted under an SHD Planning Application to An Bord Pleanala BBP-309967-21 and Kilkenny County Council 21/10033 for 114 Residential units. The proposal includes 57 houses (6 Four Bedroom Houses, 37 Three Bedroom Houses, 14 Two Bedroom Houses and 57 Duplex (3 Bed Houses and 2 & 1 Bed Apartments)).
