Drogheda is Irelands largest town as with a population of 40,956 (Census 2016) and is ideally situated along eastern corridor of the country. The town is just 50 km north of Dublin City Centre, with only a 25-minute drive to Dublin Airport. The town benefits from an abundance of indigenous and multi-national firms, draws considerable business from its hinterland of counties Louth and Meath. The M1 Motorway provides for three separate junctions which serves the town. Drogheda rail station is one of the primary stops on the Dublin-Belfast rail line with frequent Intercity and Arrow rail links operating between Drogheda and Ireland. The National Transport Authority (NTA) have also announced plans for the DART expansion programme which proposes services to be extended to Drogheda in the coming years. Along with this, there are several Bus Eireann and private bus routes that serve the town making Drogheda highly accessible for the rest of the country.
The subject site is located predominately along the Ballymakenny Road to the east site, approx. 3.5 km north of Drogheda Town Centre. The property also benefits from frontage onto Twenties Lane to the west of the site. The site is well served by local amenities including Ballymakenny College, St Oliver's National School, Boyne RFC and Moneymore FC all located within the immediate vicinity.
North Drogheda Environs
The lands are zoned 'Residential' under the North Drogheda Environ Local Area Plan 2004 and subsequently the North Drogheda Environs Master Plan 2006. This zoning allows for low to high level density development with a proposed average of 35 units per hectare.
It is envisaged that the North Drogheda Environs Area will cater for approx. 7,000 homes once development has completed, with the provision of public amenities, schools, civic & commercial centre, transport links and sports centres. The Northern Cross Road will run to the north of the subject property and will provide access to Junction 10 of the M1 once completed.
Twenties Lane - Ballymakenny Road extends 32.90 ha (81.29 acres) of undeveloped greenfield lands. The land has an undulated topography throughout and benefits from unhindered views of the surrounding countryside. Access to the lands is provided from both Twenties Lane to the west and Ballymakenny Road to the east.
The property presents a substantial development opportunity with a grant of planning permission for 1,056 no. residential units and 2 no. creche facilities on lands measuring approx. 32.90 ha (Ref 07/1507).
