The site is situated on the northern side of Balbutcher Lane / Belclare View, at its junction with Cranogue Road. It is located close to St. Margarets Road and the landmark IKEA Superstore, and approximately 1.2 km south east of Junction 4 of the M50.
The site has extensive frontage and is roughly rectangular in shape and is level, and is bisected by a local public road.
Under the Dublin City Development Plan 2011-2016, the subject property is zoned Z1 –
Sustainable Residential Neighbourhoods “to provide for and improve residential amenities”.
A wide range of uses are permitted in principle and open for consideration under this
zoning objective including residential, retail and offices. There is no recent planning history associated with the property.
The proposed sale shall be by way of a Building Agreement or Licence with subsequent transfer of title when Dublin City Council is satisfied that the entire development has been completed to an agreed stage and all monies have been paid. The agreement for sale will incorporate terms and conditions deemed appropriate to ensure delivery of the approved development and these will be agreed with the successful party. In addition the completed units shall be conveyed to owner occupier nominees only.
