Our viewing checklist is a handy form for you to tick off items that the accommodation offers, and handy questions that you may wish to ask the Landlord or Agent.

This checklist is designed to assist you in choosing the right accommodation to let. It asks key questions which should help you to match your needs and expectations to the right accommodation for you. Print this checklist and bring it to your viewings.

Also included at the end of the Renters Checklist are a few pointers on what you are entitled to as a tenant such as, a BER Cert and Minimum Standards of your rental accommodation.

Entitlements to be aware of:

  1. BER Certificate

    As of the 1st of January 2009 all residential properties for sale and for rent require a Building Energy Rating (BER) Certificate. The Building Energy Rating Certificate (BER) is part on the Energy Performance of Buildings EU Directive.

    • The aim of the Directive is to make the energy performance of a building transparent and available to potential purchasers or tenants.
    • The BER is simply a check to see how good a house is at using energy and will measure how much energy and carbon the house will use or produce over a given year.
    • When viewing a prospective house to rent you are entitled to see a BER Certificate of the property. You might not be shown one voluntarily…so ask!

  2. Minimum Standards for Rented Accommodation

As of the 1st of February 2009, new minimum standards for rental accommodation came into effect.

Under this new law the Landlord has a number of obligations to the tenant & to the property which included:

    • Sanitary facilities, heating, food preparation, laundry, refuse facilities, fire safety and the safety & quality of the rental property’s structure.
    • The Landlord is also obligated to maintain the building’s façade and any garden, paths, driveways, hedges associated with the dwelling.
    • The new legislation applies to all new first-time lettings. All existing lettings will be given a four-year phasing-in period to comply with some of the provisions outlined in the new regulations

This Viewing Checklist is meant as a guide only. As a tenant it is your personal responsibility to make sure that you read the terms of your lease agreement carefully. Do not make any booking deposit payments until you are absolutely sure of what your agreement entails. It is advisable to ensure that either your agent or landlord is registered to ensure that your agreement is trustworthy.
